OUR APPLICATION SCREENING PROCESS:
There is a $45.00 non-refundable screening fee charged to each applicant 18 years of age or older. This is paid in cash at the time of the application is processed. We will only process one application at a time and if the applicant does not qualify, then the next interested party is called and processed after the screening fee is paid.
Below is our rental criteria:
1. A Complete Application:One complete application is required for any persons 18 years of age or older. We will not process an incomplete application.
2. Rental history verifiable from an unbiased source:We reserve the right to deny an application after making a good faith effort to verify your rental history. Please make sure you provide us with the necessary information to contact your past landlords.
3. Sufficient income/resources: If the combination of your monthly debts, utility costs, and rent payment will exceed 55% of your monthly income you will be denied, unless you have a Co-signer on your rental application. For section 8 applicants, the amount of your monthly assistance will be considered part of your monthly income for the purposes of figuring the proportion.
4. Section 8 Information access:All section 8 applicants must sign a consent form allowing the Housing Authority to release information from your file regarding your rental history.
5. Your Application is subject to denial if:
- You make derogatory statements and/or show combative behavior at anytime during this process.
- You misrepresent any information on the application. If a misrepresentation is found after a rental agreement has been entered into, your agreement will be terminated.
- In the last 7 years you have a conviction for any type of crime that would be considered a threat to real property or to the ability of others to peacefully enjoy the their homes.
- Conviction of a felony in the past 7 years
- FED (Court Ordered Eviction) in the past 5 years
- Previous landlord reports of noncompliance during your tenancy.
6. Credit Requirements:Credit is required. Less then 70% good credit, bankruptcy, outstanding collections, repossession, liens, judgement, ect. may result in denial or additional deposits need.
7. Two pieces of ID must be shown:We require a government issued ID or drivers license and either a Social security card or non-resident alien card. These must be present at the time the application is processed.
8. We require 3 full business days to process an application.
9.We will accept the first qualified applicant (s).
10. Variance policy: Failure to meet the screening criteria, as stated, may be grounds for denial of an application or payment of an additional deposit.

If you are accepted, you will be required to place the necessary deposit to hold the unit until available and sign all the necessary rental forms. We take each provision of our rental agreement seriously. The agreement and the attached provisions have been written to assure that those who are contemplation illegal activity will find little room to maneuver. Our intent is to provide you with a safe environment and dishonesty and illegal activity will not be tolerated.
